Take Advantage of the First Time Homebuyer Tax Credit

If you're like most immigrants in the U.S., you dream of owning your own home. Although recently, the process of buying a home has become more difficult, it is not impossible to realize this dream. If you've been saving for a down payment and you have a good idea of what you can pay for a mortgage, perhaps now is the best time to buy the house of your dreams. With many homes for sale, there are several options to choose from. And, if you visit your local credit union, they can help with the process of buying your first home or guide you to resources that can provide that assistance. And best of all, buying your first home can qualify you for a tax credit.

First-Time Homebuyers Tax Credit

If you want to buy a new home this year, there is still time to qualify for the First-Time Homebuyer Credit. Recent legislation has extended this tax credit that is worth 10% of the home price up to $8,000. You will have to fill out a settlement paper on or before April 30, 2010, and then close on the new home on or before June 30, 2010. You can then take the tax credit on your 2009 or 2010 tax return by completing form 5404.

Long-Time Homeowners

If you are a current homeowner and are looking for a second home, you may also qualify for this tax credit. The recent legislation expanded the tax credit to long-time homeowners. To qualify, you will need to demonstrate that you have lived in your current home for a period of five consecutive years during the eight year period ending the day you buy a new home. For example, if you buy a new house in 2010, you must have lived in your current home for five years during 2002 and 2010 to qualify for the credit. The maximum credit you can receive is $6,500 or $3,250 for married individuals.

Seize the Opportunity

This opportunity will end soon. Therefore, be sure that you determine whether buying a new home is something that you can do before June 30, 2010.
